The tender is out. Construction begins
Following the initial announcement in July 2023 and the acquisition of the plot from Inmobiliaria Colonial — Spain’s leading listed office real estate group —, the signing of the agreement with the Community of Madrid in June 2024, and the appointment of architect Rafael de La-Hoz in July 2024, Siemens took the decisive step in November 2025: the call for construction companies is officially open. Contractor selection is expected in 2026, with delivery scheduled for end of 2028.
22,000 m², two towers, zero carbon
The Siemens Smart Campus in Las Tablas will comprise two towers: 13,000 m² for the group’s own operations and 5,000 m² available for lease to third-party companies under green lease agreements. At the base: an auditorium, restaurant, childcare centre, medical centre, gym and co-working spaces. The building will run on 100% renewable energy, with photovoltaic panels and EV charging stations throughout. It will also serve as a live showcase for Siemens’ own technologies – digital twins, smart building solutions, intelligent energy management – in line with the group’s net-zero target for 2030.
A neighbourhood in full transformation
The campus does not stand in isolation. On 14 April 2026, Madrid Nuevo Norte, formerly known as Operación Chamartín and one of the largest urban regeneration projects in Europe, officially broke ground in its Las Tablas Oeste sector, following final planning approval granted in January 2026. Housing, offices, parks, new transport infrastructure: by 2030, Las Tablas will be a radically different neighbourhood from what it is today. Siemens is moving in while the value is still being built.
Siemens in Spain: 130 years, 4,000 jobs, €1.2 billion
First office in Spain in 1896, first industrial plant in Cornellà de Llobregat in 1911, still in operation today. Current footprint: over 4,000 employees in Spain, 8,000 including Portugal, €1.2 billion in annual revenues. The current headquarters in Tres Cantos (Madrid) will be replaced by the new campus. In June 2025, Siemens also announced the creation of a dedicated data centre hub in Madrid, targeting the fast-growing Spanish market for AI, 5G, IoT and cloud infrastructure. The Las Tablas campus is a long-term strategic move, not a relocation.
A choice Madrid backs with hard numbers
The Community of Madrid attracts 69% of all foreign direct investment entering Spain and holds an FDI stock equivalent to 142% of its regional GDP, meaning the total value of foreign capital anchored in the region exceeds the wealth it produces in an entire year, a level of international integration that few European metropolitan areas can match. In 2025, real estate investment in Spain surged 31% to €18.4 billion, its highest level since 2018, with Madrid ranked second most attractive city in Europe for investment, behind London. On the industrial and technology front, the region accounts for 43% of the country’s tech talent pool and generates one in four new jobs created in Spain. These are the fundamentals that explain why Siemens is building a headquarters here… not a branch office!
