Today we interview Cristian Oller, Head of Asset Management for Southern Europe, Prologis.
What is Prologis’ mission, and how does the company help transform the logistics and industrial sector at both global and local levels?
Our mission is to make logistics work efficiently for everyone by developing spaces and infrastructure that seamlessly connect the digital and physical worlds. We also believe it is essential to share knowledge about our industry—showing how logistics generates opportunity, employment, and development, and how it plays a decisive role in the energy and digital transformation of the economy.

have spent years preparing for this shift, transforming our parks into energy ecosystems that integrate solar generation, battery storage, and electric mobility.

Prologis has an established presence in Spain. How has the company evolved in the country, and what role has the Madrid Region played in its growth strategy?
Prologis’ evolution in Spain has been—and continues to be—focused on building a more advanced, intelligent, and connected logistics ecosystem. With 1.5 million square meters and 86 logistics assets, we maintain a high occupancy rate, reflecting both customer confidence and the strong demand for facilities prepared to meet current and future challenges.
Spain is a strategic market within our Southern European network. Logistics already accounts for more than 6% of national GDP and generates over one million direct and indirect jobs. Our commitment to this sector is therefore also a commitment to the country’s economic development.
Globally, our facilities span 30,000 acres across 20 countries, and nearly 3% of the world’s GDP flows through them. In this way, we not only enable global trade but also contribute to the development of the communities where we operate.
One of our key priorities is going beyond the traditional concept of a logistics asset. Through Prologis Essentials—our integrated platform encompassing operations, energy and sustainability, mobility, and people-focused solutions—we help customers operate more efficiently, safely, and flexibly. This includes multilevel storage solutions, climate- controlled systems, automation, efficient lighting, solar energy, and battery storage, among many other services.
Alongside regions such as Catalonia and Valencia, the Madrid Region plays a central role in our portfolio. Its economic dynamism, connectivity, and ability to attract investment make it a strategic logistics hub for Spain.
What factors led Prologis to choose Madrid as a key location within its European network?Madrid concentrates a significant share of Spain’s commercial activity and has positioned itself as a premier logistics hub with excellent transport infrastructure. Its dry ports, airport, and extensive road and rail networks facilitate the rapid movement of goods. Where goods move, storage is essential—so our presence in Madrid allows us to stay close to demand and provide state-of-the-art logistics space.
In addition, strong collaboration with public institutions and the stability of the investment environment make Madrid particularly attractive for long-term projects.
From your perspective, what competitive advantages does Madrid offer in terms of infrastructure, connectivity, and talent for companies in the logistics and industrial sectors?
Madrid’s economic dynamism makes it an attractive destination for investors, fosters innovation, and creates opportunities for both companies and professionals in the logistics sector. Its integrated transport network connects seamlessly with the rest of the country and beyond, supporting both domestic and international trade.
Beyond its connectivity, Madrid also stands out for its talent pool. The region is home to highly qualified professionals in engineering, technology, and logistics management, which accelerates the adoption of new solutions and helps drive the digitalization of the sector.

From planning to day-to-day operations, we integrate tools and methodologies that support decision-making, optimize resources, and help anticipate future scenarios. As a result, Prologis is no longer just a space provider but a strategic partner enabling companies to operate more intelligently and sustainably.
In Spain, we are already deploying real-time, data-driven energy management systems and predictive models to improve the efficiency of our parks—particularly in Madrid and Barcelona.
Ultimately, our goal is to support the logistics sector through its transformation, ensuring it grows in step with commerce, technology, and society’s evolving needs, always in a responsible way and in harmony with its surroundings.
What are Prologis’ future plans in Madrid in terms of investment, expansion, or new project development?
Madrid will remain one of our main investment priorities. We are currently planning two new parks along the A2 corridor, which will allow us to develop up to 240,000 square meters of turnkey logistics space. These parks will set a new industry benchmark—
showcasing our expertise, sustainability standards, energy capabilities, and adaptability to any logistics operation. Demand for high-quality logistics space continues to grow in this corridor.
We will also continue advancing renewable-energy and electric-mobility initiatives through Prologis Essentials, reinforcing our commitment to a more sustainable, connected, and competitive logistics future.
