In Madrid, Limehome reinvents urban hospitality

Present in Spain since 2021, Limehome quickly chose Madrid as one of its first key markets.

From the outset of its Iberian expansion, the Spanish region stood out as a priority location. Today, Limehome operates several properties and continues to strengthen its portfolio across the Madrid region. The German scale-up has just announced a new flagship project: the opening in 2028 of a 107-room hotel in the district of San Blas-Canillejas, its largest property in Spain to date.

Founded in 2018 in Munich, Limehome specializes in fully digital “serviced apartments,” where booking, check-in, billing, and check-out are entirely automated. The company relies on a flexible model that emphasizes the conversion of existing assets—such as office buildings, outdated hotels, and residential properties—to accelerate time-to-market and reduce costs. At the European level, Limehome has already signed over 10,000 units and now operates in more than 150 cities.

A new 107-room hotel project in Madrid

In March 2025, Limehome announced its largest project in Spain: a 107-room hotel in the San Blas-Canillejas district, one of Madrid’s 21 administrative districts, located in the northeast of the capital. The site enjoys a highly strategic location, close to Adolfo Suárez Madrid-Barajas Airport, the IFEMA exhibition center, the future Formula 1 circuit, and the Metropolitano stadium. The opening is scheduled for 2028.

With this project, Madrid will host 16 Limehome properties, representing more than 450 units. The company will be involved not only in technical planning and interior architecture but also in the operational management of the hotel for more than 20 years.

Landmark conversions in Madrid

At the same time, Limehome is working with Impar Capital, a real estate investment management firm, to convert two office buildings on Doctor Cortezo Street and Glorieta de Quevedo into 85 serviced apartments, scheduled to open in the third quarter of 2027.

Another project, in partnership with real estate investor Redentum Partners, involves the transformation of a building in Chamartín for use as flexible housing.

Madrid : a showcase of Limehome’s international expansion

Limehome aims to reach 1,500 units in the Madrid metropolitan area within the next five years, with a balanced portfolio of serviced apartments and hotels. This strategy once again highlights Madrid’s dual role as a laboratory of innovation and a growth showcase for a German player that is reaffirming its confidence in the Spanish region.
